- What is a pre-launch?
We implement a pre-launch event when the anticipated demand for a new community is strong. With a community such as, Woodmill Trace, where the number of serious inquiries is large and the amount of homes will be limited, we have decided to use a selection system that is far more equitable to all of those who are interested. Our priority launch event attendees have the opportunity to select and choose from homes available prior to the release to the general public.
- What is a priority position?
Priority position is the opportunity for a home purchaser to receive a sequentially issued place in line at our pre-launch event. It is quite simple. Those who register early and place a deposit, get a much better priority number and therefore will have a better chance of getting the exact home they want at the pre-launch event. This includes location, pricing, and certain incentives which could be available.
- How do I secure a priority position?
The only way to secure a priority position is by tendering a fully refundable deposit by check, money order, or cashier's check. There are numerous ways to get the check to us. You can bring by in person to one of our new home model centers, you may go to the actual site of Woodmill Trace, where our sales office is located, or you can bring it directly to o our corporate offices at Woodland Homes, Inc. Once we have received your check, you will be contacted and mailed your priority position number as a confirmation. Please remember that this deposit is 100% and unconditionally refundable at any time. If you have not cancelled, a full refund will be processed at the priority event for any and all remaining deposits.
- Can I use a Visa or MasterCard to put up the deposit?
Unfortunately, we do not accept Visa or MasterCard for these deposits, so you will need to tender a check, cashier's check, or money order.
- What is the process?
In order to receive your priority position number, you should first visit our website at: www.WoodmillTrace.com and after reviewing the information, on our website, go to the registration page and complete the form and submit to our offices. Once we have received that, we will forward a complete package to you, which give you more information about Woodmill Trace. Almost all of the perspective buyers that review the brochures and information have a high degree of satisfaction. Once you have decided to move further, you would complete the pre-launch registration form and mail that along with your check in the amount of $500.00 to our offices.
- What method of payment do I use for a priority position?
As stated earlier, you can use a check, cashier's check, or money order. Unfortunately, we do not accept cash, Master Card, or Visa. Often times we are asked why we cannot use a Master Card or Visa for the deposit. Please keep in mind that lenders normally do not allow credit card deposits to be applied to earnest money deposits.
- Can I apply my deposit to my earnest money deposit if I decide to purchase?
Absolutely. If you decide to purchase at the pre-launch event, we will use your money as earnest money deposit to be applied towards your new townhouse at WoodMill Trace.
- Is my deposit refundable? Yes, the despot is 100% unconditionally refundable with a signed cancellation form that can be obtained from our pre-launch sales specialists at any time in the process, including all the way up to the very last minute. So, you can feel comfortable knowing that you have secured your position and you have nothing at risk.
- What happens after I secure my priority position?
Once your position is secure, you will begin receiving additional information via email, which will assist you as you begin to think about a selection for your new Woodmill Trace Townhouse. This will include financing, floor plans, event information etc. Within a few weeks of the event, you will receive final notification of when we have scheduled your appointment as well as any information needed to help you make a selection during this one time event. Once you have received final instructions on when this event will be held, you will need to RSVP, so that we can set up your time. You should be advised that if you do not RSVP, you will loose your priority position in line and at the event!
- What can I expect at the priority selection event?
If you have done the RSVP to attend the pre-launch event, you will want to arrive early, so that you can be greeted at the reception. One of our councilors will then meet with you personally to choose your Woodmill Trace Townhouse and the floor plan that is best suited for you. You will be given only a few minutes to make this selection at the event. Once your selection is made, your Purchase and Sales Agreement will be prepared for your signature. This will be the same Purchase and Sale Agreement that is sent to you in advance of the pre-launch event, so that you or your attorney will have time to review it. You will also have the opportunity to speak with representatives from our preferred lenders and title companies, as well as any arrangements that may be required with any other vendors at that time. This will be a very exciting day and there will be many people for us to work with and we want to give each individual that has a priority number the opportunity to select what they want. You should understand that this is not a normal buying experience and we will be releasing information to you as quickly as it becomes available.
- How are homes released for sale at the event?
The pre-launch is designed to focus on the homes that will be available and the time reference, which they will be completed. The second step is to determine your needs and time requirements. A representative will work closely with you to determine which floor plan and completion date best matches your needs. During the course of the event, there will be multiple releases, which will incorporate a variety of homes and locations and prices to be determined on the day of the event based on demand. This could determine final pricing the day of the event.
- What happens if I am late for my appointment at the event?
If you are less than 30 minutes late to your appointment, we will make all efforts to work with you and help you make your selection as though you had been on time. However, if you miss your appointment by more than 30 minutes, we will have no alternative but to move your position to the end of the line. So, we must stress the importance of making your allotted appointment.
- What happens if I still want to purchase a home, but I am not ready to sign the contract at my appointment?
Unfortunately, we cannot hold a home or home-site without binding purchase agreements. The purpose of a pre-launch event is to give those who are ready to make decisions now, the opportunity to obtain the absolute best price and selections available before we release to the general public.
- How much money will be required if I decide to purchase at the event?
You will need to discuss that in advance with your pre-launch sales specialist for details on earnest money, deposits, and any specifics about the community. Our preferred lenders have programs that will allow you to finance up to 100%, but you will want to have those details worked out prior to the event in order to secure your home on the pre-launch day.
- Will I be able to reserve in phases that are not released?
You will not be able to reserve homes in phases, which are not being offered at this event.
- What type of financing plans and programs are available?

- You should know that there are special incentives for closing with our preferred lenders and title companies and you will want to talk with our special councilors to get all of the details.
